To start with, there are two things that are key to understanding the Mallorca property market, whoever you are.
Mallorca is not Spain
This sounds obvious but it’s often overlooked. Mallorca is not mainland Spain.
Of course, the big issues affect us as much as they do expats on the peninsula. We’re as hard hit by the stumbling Sterling as they are but because we’re here for slightly different reasons we’re not as likely to head back.
Unlike the overdeveloped, over-speculated and oversold mainland, Mallorca is still a comparatively popular place for Brits to move to or buy a second home.
Because, if you’re in a position to make the move to Mallorca, it’s still all about quality of life.
Where’s the property intelligence?
The second thing you should know is that, whether you’re buying or selling, there’s no real property intelligence for Mallorca. Something we’re hoping to help change. Prices are solely based on comparable values so, unless you’ve found a smart, knowledgeable real estate agent, it’s difficult to know what’s way overpriced and what’s a real bargain. If you’re selling, you’re also in danger of being locked into ‘exclusives’ with real estate agencies who accept your asking price, whether it’s realistic or not. This doesn’t do you any favours.
